1625 m 2 (17 500 ft 2 ) residence and 42 m 2 (450 ft 2 ) boat house on the shore of Lake Simcoe. Robertson Martin Architects were retained early during the site selection process and designed and managed the entire construction effort.
The lot was part of a former 'brownfield' rail yard with extremely complex site and ground water problems, which required extensive site remediation and slope stabilization.
Although the size of house is large, particular effort was taken to minimize impact to existing landscaping and natural features. To minimize energy consumption, high-performance building envelope and HVAC strategies/systems, including geothermal radiant energy, passive solar energy and super insulated building envelope were selected. State of the art automation controls and electrical and mechanical systems were designed.
Interior spaces include indoor lap pool, elevator, conservatory, wine cellar, golf simulator, media room and library. Interior design and finish selections ranged from high-end millwork to utilitarian exercise and storage solutions.
